We look forward to welcoming you to St Ann’s Bed and Breakfast where we
aim to provide a friendly and comfortable atmosphere in our Grade II listed riverside home. Unfortunately St Ann’s is
currently not suitable for people who use a wheel chair full time as all three bedrooms are accessed by stairs.
Parking
Parking is at the rear of the property, on a gravelled area. There is space for
6 cars.
Access
Access is via the front of the property. From the car park there is an uneven
gravel and stone slab driveway leading around the side of the house to the street at the front. Access to the street pavement is via wide double gates. The pavement along the street is an even tarmac
surface. From the street entry to the front garden is via an iron gate (86cm). There is one small step down to the garden
path which is paved in smooth concrete. The front door is 87cm wide and allows entry to the reception hall via two small steps
(one 10cm, one 30cm). The total distance from the car parking area to the reception hall is approximately 40m.
Reception Hall
This room is accessed via two steps as mentioned above. It contains
one desk and the floor is covered with large tiles.
Breakfast Room
Entrance to the breakfast room is off of the reception hall through a door 78cm
wide. There is a very slight step (2cm) over the door jam. The flooring in the breakfast room is wooden laminate.
Bedrooms
There are three carpeted bedrooms, one double and two twins. Access to all three
bedrooms is via carpeted stairs which are 77cm wide at their narrowest point. There are nine steps with a handrail on the
right, then a small half-landing, followed by three steps without a handrail. The door to each bedroom is 73cm wide. All light
switches and power points are at a sensible height and remote-controls are provided for the televisions. We use non feather
pillows and duvets with poly-cotton covers and sheets in all the bedrooms.
Bathrooms
There are two shared bath/shower rooms for the three bedrooms – one upstairs
and one off of the reception hall.
The downstairs bath/shower room is at the same level as the floor of the reception
hall. Access is via one slightly low doorway (74cm wide) into a small room which leads to another doorway (75cm wide) into
the bath/shower room. The shower is over the bath and there is a toilet and wash basin in the room. The floor is stone slabs.
In the upstairs bath/shower room (door 67cm) the shower is also over the bath
and there is a toilet and wash basin in the room. The bathroom floor is linoleum and is continuous with the floor of the two
twin rooms but must be accessed by going down three stairs to the half-landing and up three stairs from the double room.
